Experience at Work
David Lemkemeier brings over 25 years of industry insight and strategic experience guiding clients through complex commercial real estate transactions and development projects. He regularly advises business owners, institutions, developers, investors, lenders, and community partners, on acquisitions, dispositions, leasing, financing, entity formation and corporate governance, entitlements/incentives, environmental and construction matters.
David has significant experience with both ground-up and infill real estate development, where he structures and negotiates purchase and sale agreements, leases and subleases, easements and licenses, master development agreements, district declarations and indentures, public-private partnership (P3) agreements, and incentive packages.
David has helped clients develop over a dozen multi-family apartment projects around the country, using a variety of joint venture and financing structures, including HUD/FHA-insured financing.
He has worked on land assemblages and the planning, construction, and leasing of multi-tenant commercial office and lab buildings, as well as flex-industrial office parks.
David has extensive experience with infrastructure projects, including parking garages, utility systems, streetscape and public realm improvements, and related agreements, easements, and licenses.
He is also skilled in large-scale retail and restaurant development, having handled transactions for more than 500 properties in 30 states, including multi-state sale-leaseback, build-to-suit, and reverse build-to-suit projects.
Locally, David has worked on several urban redevelopment projects to help revitalize the City of St. Louis.
Clients value David for his personal and pragmatic approach and his ability to navigate complex and challenging transactions efficiently with a keen understanding of the business and personality nuances of each deal.
